condition of common areas and landscaping
it appears that the condition of all the common areas/landscaping has deteriorated big time in st samsons!!. We spoke to the management company yesterday and we were told that the gardener would def be here today. I am just home from work but don't see any sign that the gardener was here today??? I think its a disgrace we have paid our fees and the condition of the development is sliding. I feel that thr up keep of common areas is a high priority Has anyone else spoken to the management company regarding this ?? or have solutions ??

What management company yous have over there? Are common areas are looking fantastic In Belmayne the landscaping crowd where hear all day yesterday did the whole estate!

eh fasteddie, love ya and all as I do I beg to differ. The landscape artists/gardeners/whatever do absolutely nothing in the shannon homes section of belmayne, which reminds me I should ring David. When I last spoke to him on this issue I was told to wait until the good weather came in and he would address the issue. Yes the common areas are looking good but the fronts of the unoccupied and dare I say occupied units have not been touched in the 2 years since we moved in, and don't even get me started on the windows!

Im over on Belmayne Park South you wanna see the place over here its spotless the common areas look great !!!
They were at it from about 8 yesterday morning till half 6 in the evening!!!
And Im not easy to impress!!!

I have seen this myself and i think its a joke that we have to chase these people to keep them on top of things.Glad to hear someone has been onto these ciowns because anytime i have any dealings with them its draged out to the point of madness.My latest dealing with them was a request for a breakdown of the management fees for last year as im trying to claim tax back on bin charges as of yet im still waiting and i requested this nearly three weeks ago.If you go to their web site you would find it hard to believe your dealing with the same people when you read the rubbish they have on it.key wrote:it appears that the condition of all the common areas/landscaping has deteriorated big time in st samsons!!. Anyway if the grass is not cut by thursday i will also talk to them and if that dont get it cut i,ll cut it myself and send them the bill.

hey ddub totally agree before Ronan left apparently he cancelled the gardener as there was not enough money because people had not paid there fee (frustrating for those that have) Emer O Rielly (ronans replacement) said that they have got some money in from Shannon homes so they are going to re-employ the gardener. However I think its mportant that KPM understand that landscaping and the appearance of the common areas is imperative. No harm in ringing them if you are of the same opinion. If I had a lawnmower I actually wouldn't mind getting out and doing it the place looks so untidy !! glad to hear belmaynes management company are a bit more proactive.

what sort of people are these ?because someone else decides not to pay their fees the rest of us must live in whats slowly becoming a jungle and they seem to think this is acceptable.Surely this is a clear breach of contract.?I can imagine they would be sending out solicitors letters to people who don't pay their fees and yet they cant fill their end of the bargain with those who do.Who with any sense of intelligence would think this is a correct way to run a business?its no wonder their short of cash.I will place a call tomorrow but i predict the person will NOT BE IN THE OFFICE AT THE MOMENT.

Hi All, I called KPM on Tuesday the 4th May to enquire as to when they were planning on cutting the crass in St Samsons. We had just spent the bank holiday weekend at home and the garden was like a jungle. Emer O'Reilly informed me that the mower that the gardener used was currently broken and that he would definetly be there at 9am on Friday 7th May. I arrived home from work last Friday and no grass was cut, I was so annoyed. My husband went out and borrowed a mower from a relative and cut our grass and our neighbour's.
I called her again this morning and reminded her that she told me that the gardener would be there last Friday and in fact he was not, she then proceeded to tell me that they had fired that gardener because he did not turn up and that they had a new gardener arriving tomorrow morning at 8am. Key, you mentioned that Emer said to you that in fact there was no money for the landscaping (which is what I really thought was the case), why didn't she just say that to me in the first place. In that case I have to agree that we need to get onto this company or at least have a residents association meeting to agree what course of action the "FEE PAYING" residents should take as it's totally unfair that those of us who pay our fees must suffer from the mangement not doing their jobs and chasing up the "non payers".

It really is a different story over here in Belmayne park its all go the last week grass been cut hedges and everything have been cut and today there was window cleaning going on to!!!

I too live on the park, but I am in the Shannon Homes developement.
I can see the lovely job done, but want the Shannon Homes blocks to get a bit of attention too!
Personally I cant understand it, we are all paying fees to the same management agent

Yeah strange maybe they are giving this side of the estate more attention because its near p7 where people are flocking to the show apartments as of late!!

Yeah your right maybe some residents over your way have not paid fees and this is punishment which is not fair on the other people!!!

dont think its anything to do with people not paying their fees, its some dispute or other with the developer and management company/agent.
shannon homes did have a landscape contracter in a couple of years back, sap i think.
lm/belmayne hired the other gardener.
i dont really know what the story is but has definitely to do with the developer and no us shannon homes folk not paying our fees!
